I’m buying a vacant property, what do I need to know?

For Landlords to consider:

  1. Are quality tenants looking for a home like this?
  2. Does the location of this property have general appeal for tenants? Is it close to public transport, good schools, shopping areas?
  3. Are there developments in the area which will improve or degrade from the value of this home? New transport links, multi-storey apartments going up which will block the sun, or a new City Council recreation centre.
  4. Has there been an independent rental appraisal, and has your broker or bank approved this?
  5. Do you have funds to cover initial repairs and maintenance, marketing and vacancy until the right tenant is secured?
  6. Has a building inspection and a Healthy Homes check been completed?
  7. Are there improvements or minor renovations that will increase the appeal and rental income?
  8. Can you negotiate early access for marketing photos and viewings to minimise the vacancy period?
