Ever feel like you're managing your property manager as well as your rental property?

October 13th 2026

Owning a rental property comes with enough to think about.

You don't need an email every time someone changes a lightbulb, but you certainly shouldn’t be left wondering:

  1. Has that maintenance issue been sorted?
  2. Is someone following it up?
  3. Is there anything you need to do?

Sometimes, things take time. A tradie might be waiting on parts, a tenant might need to confirm access times, or more investigation may be needed to find the right solution. These delays are a normal part of managing a rental property and they don't necessarily mean something is wrong.

The real difference is whether you're kept in the loop while things are being sorted.

Good communication from a property manager means responding promptly, keeping you updated on progress and anything important that comes up, letting you know when a decision is needed, and following things through rather than simply passing them on.

If you're looking for a property manager, there are three questions worth asking:

  1. How often will you keep me updated on my property?
  2. How quickly can I expect to hear back when I get in touch?
  3. Will you keep me informed about maintenance issues and tenant concerns, and let me know when you need my input?

The answers can tell you a lot about what it's like to work with a property manager. Your property manager should take things off your plate, not become another thing on it. That's the kind of service we believe you deserve at Ruby Housing.
